At the same time, buyers and sellers cancel the transaction, it may be in the best interest of all to release each other and all brokers and agents from any claim they have against each other by entering into a cancellation, partition and waiver agreement to end the transaction forever. If one of the parties tries to escape from the transaction for reasons not stated in the sales contract, it exposes itself to a serious legal risk. . . .
